Teacher Flex Mortgage

Teacher Zero Down Mortgage

This teacher zero down mortgage is designed to help teachers overcome one of the main obstacles to owning a home - the down payment. With no money down required, the Teacher Zero Down Mortgage makes it possible to afford a home now.

No down payment - 100% mortgage financing available for teachers with good credit. Little or no cash needed - all mortgage closing costs can come from a gift or other sources.

Less income required - makes it easier to qualify for a mortgage. Only two months' cash reserves needed - so borrowing is more affordable.

Teacher Flex Mortgage

The teacher flex mortgage program recognizes the fact that many teachers may not have an established credit or job history because they have recently graduated from college or graduate school. The teacher flex mortgage features flexible credit guidelines and a low down payment to make it easier to qualify for a mortgage.

No established credit history required - a favorable 12-month rental history may be all that's needed to qualify.

Minimal savings needed - just 3% down with only $500 from the borrower's own funds; the rest of the down payment can come from a gift or other sources.

Very little cash needed to close- all closing costs can come from a gift or other sources.

Only one month's cash reserves is required - makes borrowing easier.

Eligibility

To qualify for our teacher programs, one of the borrowers must be a teacher or school administrator - principal, vice-principal, librarian or health care professional (such as a speech therapist, counselor or nurse) - in a public or private elementary or secondary schools (K-12). Other restrictions may apply.

What is the maximum loan amount?

They are available on purchase transactions up to $417,000 and up to $450,000 in California and select counties in the Seattle area - Island, King and Snohomish counties. Programs are available on fixed-or adjustable-rate home loans.
