Real Estate investor loans are my specialty. I have developed extensive knowledge of the underwriting requirements of real estate investor loans. For experienced real estate investors, there are depreciation and expense treatment methods which improve your ratios. For a new real estate investor, there are real estate investor loans allowing investment in real estate with lower down payment requirements.

Real Estate Investor Loans fall into two categories: Fannie & Freddie loans and our Real Estate Investor Loans Specialty Programs. 

Real estate investor loans sold to Fannie Mae or Freddie Mac require a 20% down payment and a 1.500 point real estate investor fee. The real estate investor fee allows using conventional rates and loan limits. Ratios are 28/36. Rental income is decreased by a 25% vacancy factor but there are underwriting methods which eliminates this issue for experienced real estate investors.

The Real Estate Investor Loans Specialty program allows purchase or refinances with only 5% equity. The real estate investor program allows up to 20 properties plus your home. Available up to $1,000,000 and 2-4 unit properties are acceptable. Ratios are 34/40 and  No Documentation Real Estate Investor Loans are available. Fixed rate only. 

100% real estate investor loans are now available with reasonable rates. These programs have been available for a while, but at extremely high rates compared to market rates. We finally have a source of financing that will allow you to acquire property with limited out of pocket costs.

I have an real estate investor loan based on the LIBOR or MTA Index. The LIBOR (London Interbank Offered Rate) Index is more stable than the COFI index (Cost of Funds Index) but the MTA is a better index in a rising rate environment as it is a "lagging indicator".One feature of the program is four repayment options, a minimum payment, interest only, or 30 and 15 year fully amortizing payments. You can decide to amortize the loan for 30 or 15 years, a minimum amount, or interest only. You can choose every month and have the flexibility to manage cash flow as never before!
