Open House 101: How to make the right first impression

Real Estate┬áThe most important aspect of selling your house is showing it to potential buyers, and the most effective way of getting that done is to open House. An open house allows visitors to come and see the home at their convenience and without the pressure of a high-intensity sales pitch being tossed at them. Studies have shown that an open house increases the probability of the home leaving the market faster. In fact, an open houses has been shown to reduce the amount of time that a home sits on the market by as much as four to six months. The reason for this is that potential buyers feel more comfortable coming into the house and viewing it within their own comfort level. A good rule to follow is to have an open house at least once every 30 to 45 days for your home is actively on the market. Of course, in order to get the most effective results from an open house you have to know how to throw an open house that will make people want to know more about the home. Let’s take a few minutes to look at how you can put on an open house that will get results and yet not be overly complex or cost an arm and a leg.

The first thing that you need to keep in mind is that while you want to make a good impression during your open house, this is not a social party for your friends. A good rule of thumb is to ditch any music, keep any refreshments like a non-alcoholic, and any food that is served simple and classically neutral. Food should consist of light finger foods and appetizers. Again, remember that you’re not throwing a party for your friends; you are simply making people feel comparable while they are visiting your home and getting a feel for the space. In fact, some of the best open houses do not serve refreshments at all. If you are going to serve refreshments, it is imperative that you not serve them in the house, rather have things set up on the back porch, deck or patio.

Make sure that you schedule your primary open house on weekends, but also make sure that at least once every 30 days you have an open house in the middle of the week. The reason for this is that open houses need to be convenient for those who will be visiting. Furthermore, make sure that you set aside the entire day for your open house. The open house and began midmorning, a good rule of thumb is 8:00 to 9:00 AM and should last until mid-evening, approximately 7:00 to 8:00 pm.

You should also make sure that directions to your open house are clear, and that you have lots of signs pointing the way. It’s been a lot of time and effort to market your open house to the public, do not let that effort be wasted because people cannot find your home. With these things in mind you’re now better prepared for your next open house, and subsequently to increase your chances of having a successful and fast sale to your home.
