No Down Payment Loans                                                                                                  

1. FHA – Often the best choice in first time home buyer programs.
2. Neighborhood Advantage no down payment loans – 100% Financing. Requires good credit and has some income restrictions but great flexibility. 
3. No down payment loans - First time home buyer program allows 100% financing.
4. Nehemiah Foundation No Down Payment Loans Program – No down payment program. Standard FHA underwriting guidelines apply. 
5. VA –100% to $417,000 including VA Funding Fee. New options to go above the limits! 
6. 80/20 –No money down combination program but many lenders are offering no down payment loans as single loans to 100% and do not require mortgage insurance. 
7. CreditFlex 97 – 97% LTV requires 1% cash. Remaining funds may be gift/loan with closing costs financed. 
8. EZ Reach 103% LTV - 103% LTV. No cash program finances sales price and closing costs. 30 year fixed or a 5 year ARM.
9. 103% LTV Program 75 year ARM  or 30 year fixed rate program finances sales price and closing costs. 
10. No Documentation Loans - 100% LTV. Allows borrower with difficult to verify income or employment to avoid documentation hassles but will require good credit. 
11. Combination financing - to 95% combined LTV. Referred to as 80/15/5 or 80/10/10.
