100% LTV Investment Property Mortgages                                                                                                                      

100% LTV investment property mortgages are now available from several lenders.  The most attractive feature of 100% LTV investment property mortgages, in addition to the ability to reduce your out of pocket costs when acquiring an investment property, is that there is no mortgage insurance required.  I have a page on 100% LTV investment property mortgages documentation requirements. 100% LTV investment property financing loans are available as 30 and 15 year fixed rate as well as short and mid term ARMs. My investment property lenders will require credit scores above 700 and 100% LTV investment property financing is only available with full doc files. For stated income investment property mortgages 95% is the max. Some offer both an interest only feature and a 40 year term to reduce your monthly payment but, they do charge a rate premium for either. I will be happy to run the numbers for you to see which approach makes the most sense in your individual situation. I monitor pricing daily and will place your loan with the lender offering the best pricing. Please note that these programs are available for 1-2 unit residential properties only. For 3 and 4 unit buildings, 95% is the best I am seeing in today's market.

I have an investor mortgage based on the LIBOR or MTA Index. Either the LIBOR (London Interbank Offered Rate) or MTA (Monthly Treasury Average) Index is more stable than the COFI index (Cost of Funds Index). Comparison charts between the COFI, LIBOR and MTA indexes are available. While these loans will require at least 10% down, you will have greater flexibility in managing your investment property loan as you will have four repayment options to choose from each month to better manage cash flow. You can decide to amortize the loan for 30 or 15 years, a minimum amount, or interest only. You can choose every month and have the flexibility to manage cash flow as never before!
