100% investment property financing with is available from several lenders.  An attractive feature of 100% investment property financing, in addition to the ability to reduce your out of pocket costs when acquiring an investment property, is that there is no mortgage insurance required.  I also have a page on 100% investment property financing documentation requirements. 100% investment property financing loans are available as 30 year fixed rate as well as short and mid term ARMs. My investment property financing lenders will require credit scores above 700 and 100% investment property financing is only available with full doc files. For stated income investment property financing, 95% is the max. Some offer both an interest only feature and a 40 year term to reduce your investment property financing monthly payment but, they do charge a rate premium for either. Either the LIBOR (London Interbank Offered Rate) or MTA (Monthly Treasury Average) Index is more stable than the COFI index (Cost of Funds Index). Comparison charts between the COFI, LIBOR and MTA indexes are available. While these loans will require at least 10% down, you will have greater flexibility in managing your investment property loan as you will have four repayment options to choose from each month to better manage cash flow. You can choose every month and have the flexibility to manage cash flow as never before!
